Blocked drains and damp in south Tenerife
A blockage that keeps coming back and a stain that keeps reappearing are the same kind of problem: somebody covered the symptom without looking for the cause. We look inside the pipe before deciding.

Blockages that get cleared for good
What we unblocksinks, basins, shower trays and baths, toilets, soil stacks and inspection chambers, terrace and patio drains.
Howfirst we establish how far the blockage goes; if it keeps coming back we inspect with a camera to see what is causing it — a badly made joint, a fall running the wrong way, roots, scale build-up or an object. Then we clear it and, if the problem is structural, we tell you plainly what needs correcting so it does not return in three months.
Signs that a blockage is not a one-offwater draining slowly at several points at once, a constant bad smell, or the same drain blocking every few weeks.
Before painting, find where it comes from
Anti-damp paint over an active leak lasts one summer. Telling the four causes apart is the whole job:
- A leaking pipe — a stain that grows, sometimes warm to the touch. Traced with camera and tracer gas. Leak detection
- Water coming in from outside — terrace, roof, a façade joint or a window; it appears or worsens after rain and wind.
- Condensation — mould in cold corners and behind furniture, with no running water. It is corrected with ventilation and insulation, not by opening the wall.
- Rising damp — the lower part of the wall, in ground floors and garages.
We tell you which of the four you have and what it really costs to fix. If the source is not on your side — the neighbour's terrace above, for instance — we tell you that too, and give you the report so you can claim it.
We work with communities and managing agents: inspection of communal soil stacks, tracing of water ingress between floors, photographic report for the committee and a written quote. One point of contact and 24 h availability across the south.
Frequently asked questions
How long does unblocking take?
A normal blockage is cleared on the same visit. If a camera inspection is needed because it keeps recurring, we do it there and then or book it for the next day.
Do you break anything to unblock?
Almost never. Only if the pipe is broken or has collapsed and there is no other way in — and in that case we show you the camera image before touching anything.
There is a stain on my ceiling and the neighbour says it is not theirs. What do you do?
We trace the source and document it with photographs and a written report. That document is what stands up in front of the community or the insurer. Insurance claims
Does insurance cover damp?
It depends on the cause and the policy. If it is water damage from a leak, normally yes. We provide the technical evidence; the decision is the insurer's.
