Adeje has the newest and most expensive building stock in the south, and that changes the kind of fault. Here there are gardens, irrigation and pools, and a good share of the leaks are not inside the house at all but buried outside: a punctured irrigation branch, a pool pipe losing water, an inspection chamber that has been seeping under the lawn for months. These are exactly the cases where tracer gas earns its keep, because there is nothing visible to follow.

In the complexes of Torviscas, San Eugenio and Fañabé, on the other hand, the usual problem is a community one: water coming through between floors, soil stacks and communal areas, with an owner who is usually off the island.

What changes with the season

In Adeje the water bill is not only about what happens inside the house: it is about the garden. Between May and September the irrigation runs every day, and a leak in a buried branch can go months unseen, because the water goes into the soil and stains no wall at all. The only sign is the bill.

The typical calls here. In El Madroñal and Armeñime, detached houses with automatic irrigation, inspection chambers and often a pool: there the leak is traced with tracer gas, section by section, without lifting the lawn. In Fañabé, Torviscas, San Eugenio and El Duque, complexes with communal areas and owners who live abroad: the problem arrives by WhatsApp, with a photo from the concierge, and has to be solved by coordinating with whoever holds the key. And all along the strip, pools losing level: before draining and digging, we check whether the level also drops with the filter switched off — that is what separates a real leak from August evaporation.

If the property is empty part of the year, close the main stopcock when you leave and keep the irrigation on its own timer and meter: it is the simplest way to stop a leak becoming three months of running water.
